Many questions need to be asked before you consider purchasing any lot or piece of acreage. The answers to these questions will determine what you will be able to do with the land and what you will actually end up paying for it.   1. Power - Is power on the property? If not, how far away is it? What does it cost to bring power to your property?
  2. Water – Does the property have a well? Piped city water? What does it cost to drill a well? What is the average depth of wells in Nevada County?
  3. Septic – Is the parcel on city sewer? Does it require a septic system to be installed? Has a perc and mantle been done? What type of septic system is needed?
  4. Topography – Are you able to build on the property? What are the county setbacks? Have the corners marked or identified? Will there be additional cost to build due to slope of the lot or land?
  5. Roads – Is the road paved to the property? Gravel? Dirt? Is it county maintained? Is there a road association?
  6. Zoning – How has the county zoned the property? Are animals permitted?
